10/11 November Update
Mead have commenced the external wall construction on the Villa and have completed 50% of the scaffold installation on the penthouses.
1. Sequencing
The Villa and the Penthouses are being constructed simultaneously. The strategy is to utilise the rear of the existing blocks and allow the grounds of Mulberry to continue to be utilised by the residents. However, a varying number of parking bays (between 5 and 10) will need to be suspended throughout the build process to enable deliveries and scaffold installation. Minimising disruption for residents is at the forefront of the sequencing strategy.
Parking
As part of the planning approved parking layout, new spaces will be delivered at the front of each of the existing blocks. These works are scheduled to take place across November/ December 2023,and will provide an additional 5 parking spaces which will be readily available during the remainder of the construction period (reducing the disruption caused by the suspension of parking spaces in front of the Villa).
Working Hours
Construction works are limited to the hours of 8am to 5pm Monday to Friday and 8am to 1pm on Saturdays. It is important to note that the construction hours permitted for the development of these works, differ to the construction hour limitation imposed by the Property Managers.
Mead will aim to avoid working on Saturdays where possible, but for a live update on whether works are scheduled for a particular Saturday, please refer to the website link provided above.
Programme:
The works are scheduled to complete in August 2024, with the internal communal upgrade works taking place towards the back-end of the programme. The below dates are indicative and may be subject to movement.
Villa Completion: March 2024
Install Penthouse scaffold towers: October and November 2023
Lift Downtime: Between January 2024- April 2024
Communal Redecoration: February 2024- April 2023
Penthouse Completion: August 2024
